Land Covenants


Conditions & Restrictions:  ALL Residential Islands

A.  GENERAL CODE of CONDUCT

1.    This Estate is rated Mature with the premise that it is to be considered a community oriented area with mature content to be kept in the confines of ones home.

2.    Please be kind to your neighbors. No griefing, harassment or intrusions on the property of others.  No sexual harassment of any kind. All Paradise Estates are to be a safe place to live and play, so please no harassment, stalking, littering or other anti-social behavior. We take a very strong stance when it comes to harassing other users. 

3.    Residents are responsible for all guests you bring here.  Please make sure they adhere to the rules here as well, including not leaving prims on other's property, using weapons, or otherwise harassing your neighbors.

4.    Paradaisu Island is a NO Combat Region and therefore combat is prohibited. For your own protection please leave your parcel set to 'Safe (no damage)'

5.    No flying up to other residents private rooms in the sky and No littering of objects on other residents land.

B. TIER FEES

(PayPal is preferred and cheaper for you but you can pay with lindens)

All lots are 4096 sq m and the tier is $30 or 8500L a month.  

Go to www.slparadisehomes.com to set up a paypal subcription to pay in US$. If you would prefer to pay in lindens I will set a payment box somewhere on your property (you can pick the location)

Tiers are due within 24 hours of buying the land. If tiers are not paid within that time the land will be reclaimed.

Tiers are due monthly. If you are paying via paypal then the subscription you set up will automatically make the payment for you. If you are paying by lindens the payment box will notify you when payment is due. Just pay the box.

If Tiers become 24 hours past due you land will be locked and after 48 hours it will be reclaimed with NO REFUND on purchase price.

C.  LAND & STRUCTURE COVENANTS

1.    Paradaisu Island Estates are strictly residential with structures of no more than 3 stories and 25 meters high in total. Floating structures are permitted above 350m only. No eyesores please!

2.    Do your part to minimize lag - Maintain prim limits.  "Primitives parcel supports is the maximum you are allowed and "Primitives on parcel" is the number currently used. The second should always be a smaller number to be under your limit.

3.    Terraforming can be changed by owners or residents with permission.. Please IM Spyder Haifisch or Nancy Otoole for terraforming issues or to request temporary access. 

4.    Stay within your property lines. To view your property lines click "View" at the top of your screen then select "Property lines". Landscaping must not hang over or otherwise encroach on a neighbors property. Homes and outbuildings must be kept within the confines of ones own land. No structures in the water other than mooring platforms.

5.    Since these are resort communities architecture and landscaping must be kept sympathetic to the area. Houses should appear residential and generally blend in with the neighborhood. Look around at your neighbors as a guideline.

6.    Advertising, unsightly/offensive displays are not allowed on residential parcels.  This is a residential area and all builds on the land must be residential in nature.

7.    Land can not be subdivided at this time.  Land can be joined if you wish to purchase more than one parcel. 

D.  SECURITY

1.    Please do not tick the 'Limit Access' to box under your land options (this puts up the red barriers which we all hate). There are to be absolutely no ban lines on any property.  You can restrict access to your property by using a security system. p;

5.  OBJECT/SCRIPT CODE of CONDUCT

1.    Please be considerate of your neighbors when using scripts or scripted objects, the management reserves the right to insist on any excessive scripts or scripted object being removed.d.

2.    No high lag scripts.

3.    Absolutely no spy scripts!  Scripts that spy on other residents, record or transmit chat, spy on avatar movement/activities are not allowed anywhere on Paradaisu Island.

4.    No scripts that transmit data directly or indirectly to external databases unless explicitly permitted by sim management

7.    If you have objects or scripts which significantly negatively impact on the ability for the Sim (Region) to operate in an efficient manner (such as causing time dilation) we will ask you to cease using the items. This also applies to objects which can cause regions to crash, or cause frame rates for viewers to drop to a significant degree

8.  Additional Notes 

  • The Paradise Estates reserves the right to evict for non-compliance or non-payment. No refunds will be given. .

  •  As with everything in Second Life we cannot predict every kind of abuse, so if you have any problems please contact Spyder Haifisch or Nancy Otoole.

  •  Land is provided as is to residents. We try our best to provide a pleasant experience that is in line with the expectations of our customers. However we can not guarantee a certain look, theme, frame rate, telehub location, and location of the sim on the map.

  •  Failure to respect these standards can ultimately result in the forfeiture of your property.
